Wedge Point

Known as the site of the former Downtown Motor Lodge, this location was acquired by the Billone Family in 2002. After conducting a neighborhood Charrette, it was quickly determined that a new development needed to be built on this site. Shortly after the acquisition of 390 South Avenue, Flower City Development acquired three additional properties from the City of Rochester 420, 426 & 428 South Avenue expanding the possibilities of a mixed-use neighborhood development. In an attempt to determine the "best use" for this site, several architects have produced conceptual designs for Wedge Point. SWBR Architects have recently been retained to move the project forward. Focusing on an urban development, pedestrian accessibility and neighborhood continuity are of the utmost importance in this mixed-use development. The project is broken down into three phases of construction each with a residential and retail element. On the residential side, apartments will range in square footage from 600 – 900 square feet and comprise of both one and two bedroom units. Amenities will include hardwood floors, stainless steel appliances and energy efficient HVAC systems and windows. Also exterior spaces such as balconies will be available.

Retail space will also be available for those wishing to tap into the South Wedge's eclectic business opportunities. Spaces can range in size but tenants can expect about 1,000 square feet unless specific needs are addressed early in the construction phase.
